Applicant Information

Thank you for visiting Leslie & Associates, Inc.'s website. We hope we are able to help you with your rental needs. We would like to share how we conduct our business and hopefully answer some of your questions.

We require employment references, rental references, and a credit check; effective 2-4-05, all applicants are screened through the North Carolina Sex Offender and Public Protection Registry. There is a $25.00 non-refundable application fee per person to process this information. We will verify two years of both rental and employment histories.

Effective 2-1-07, all applicants are screened for criminal backgrounds, both misdemeanors and felonies.

Gross housing expenses shall not exceed 33% of VERIFIABLE gross monthly income. (In other words, the rent plus utilities cannot be more than 1/3 of your monthly income.)

All applicants must be able to prove ability to pay. In most cases, this requires full-time employment, however, some applicants can prove ability to pay by other means (for example, a trust account). Parental co-signature is acceptable only in the case of some full-time students. Disabled applicants are permitted co-signatures by an immediate relative (parents, adult children of disabled parents, or adult siblings only).

At the time of application, a security deposit paid in full is required. If you would like to hold an apartment pending a successful application, you must sign a lease and pay a securtiy deposit. If your application is not accepted, your security deposit will be refunded to you in full. Once your application is accepted, you will be required to sign a one-year lease and pay the first month's rent.

Cash is accepted for the non-refundable $25.00 application fee, but security deposits and rent must be paid by check or money order.

All units are non-smoking. Any smoker may smoke outside, but they must take care not to be in a place near the building where the smoke might waft through a window or ventilation system.

Certain properties do allow pets if they have been approved by Leslie and Associates, Inc. during the application process. In the event a pet is approved, a pet fee is applied to your lease. All pets must be at least one year old, and cats must be spayed or neutered. For each cat, there is a $75.00 non-refundable pet fee and a $10.00 additional monthly rental charge. For each dog, there is a $100.00 non-refundable pet fee and a $20.00 additional monthly rental charge. All pets must be listed on your lease. Pets that have not received prior approval by Leslie and Associates, Inc., and are not explicitly listed in your lease, are not allowed in your rental unit under any circumstances. This pet policy prohibits "pet sitting" for any other animals under any circumstances.

  • From I-240, take Charlotte St. exit & go north. (Right turn if you were on 240 West / left turn if you were on 240 East)
  • You will pass Fuddruckers on left, Charlotte Street Pub on the right, and Texaco on left.
  • Just past The Gatehouse at Cherokee Road, you will see a sign on the right that says “265 Manor Inn Apartments”. Take the driveway (right turn) immediately following this sign.
  • Once in the driveway you will then make another immediate right up the little hill. Drive up into our parking lot.
  • The Manor Inn will be in front of you ( green, burgundy, stone, stucco English Tudor building). Our office is to your left, the name is on the door.
  • Our hours are 8:30-5:30 Monday thru Friday. If you plan to complete your application in the office, please arrive before 5pm to ensure that you have adequate time. If it is not possible to come in before 5pm, please have checks/money orders and application prepared. The application fee must be a separate check/ money order from the security deposit (if a pet deposit applies, it must be separate as well).
